For many first-time buyers, the biggest hurdle to homeownership isn’t finding the right house—it’s saving for the down payment. I hear it all the time:
"I’m trying to save up for a down payment… but I’m already paying $1,500+ every month on rent!"
That frustration is real. But here’s the good news—there’s a mortgage program designed to make homeownership more accessible: the USDA Loan.
The USDA’s 0% Down Purchase Plan allows buyers to purchase a home in a qualifying rural area without needing a traditional down payment. That means you could step into homeownership sooner than you thought possible.
Let’s say you’re looking at a home with a $300,000 purchase price, but you don’t have enough cash saved for a down payment. With the USDA loan, you could buy in a rural area, request closing costs from the seller, and potentially purchase a home without bringing any money to the table.
To qualify, you’ll need to meet the following criteria:
Proof of U.S. citizenship or legal permanent residency
Minimum credit score around 620 (varies by lender)
Debt-to-income (DTI) ratio of 41% or less
Household income no higher than 115% of your area’s median income
The property must be a primary residence in an eligible rural location
While this program is powerful, it’s not without conditions:
You still need to qualify for the loan amount you’re borrowing.
You’ll need funds for earnest money, inspection costs, and an appraisal fee—these cannot be covered by the seller.
If saving for a down payment feels impossible, a USDA Loan could be your pathway to owning a home. For the right buyers, it’s one of the most affordable ways to make the leap from renting to homeownership.
